Some homes are just another listing.
This isn’t one of them.
Our story started almost exactly one year ago.
I was hosting an open house for my friend Carla at Point Ruston when Craig and Carrie walked through the door looking for a condo.
Within about five minutes, I knew the one they were touring wasn’t it.
They wanted more than 2,000 square feet.
An unobstructed water view.
Privacy.
Enough room for family to come visit without everyone sleeping on top of each other.
The condo we were standing in?
Bottom floor.
Too small.
Not enough privacy.
Wrong house.
But I genuinely enjoyed talking with them.
At the time, they were already working with another agent, so I figured we’d crossed paths for a reason and that would probably be the end of it.
But after they left, I kept thinking about our conversation.
They had asked whether the building had a gym, along with a few other questions I didn’t know the answers to at the time. So I went home, did the research, looked up the closest gym in Point Ruston, found the membership pricing, answered everything I could, and recorded them a quick video.
I opened it with:
“I don’t want to step on any toes, but I have abnormally large feet.”
Then I simply shared everything I’d found.
No sales pitch.
Just, “It was great meeting you. Here’s what I promised I’d look into.”
A few weeks later, Carrie called.
Their agency agreement had expired, and she told me something I’ll never forget.
“We’ve been to a lot of open houses, and you’re the only agent who actually engaged with us.”
From that point on, I was all in.
I watched the MLS every day.
I called owners.
I mailed letters.
I even tried a little old-fashioned door knocking before security reminded me those condo buildings aren’t exactly open to the public.
Twice.
Worth a shot.
Almost a year later, the perfect condo finally hit the market.
The original owner had combined two units into one incredible home with over 2,000 square feet, an unobstructed water view, a wine cellar, and Nano doors that completely opened the living room to Commencement Bay.
We wrote an aggressive offer on day one with a four-hour expiration and a healthy escalation clause.
It worked.
Craig and Carrie were home.
Fast forward to today, and now I’m helping them sell the home where they raised their family.
Preparing this property for market has been bittersweet because these aren’t just clients anymore.
They’re friends.
More importantly, they’ve spent years caring for this home not because they planned to sell it someday, but because they genuinely loved living here.
And after spending time here myself…
I completely understand why.
So let me show you around.
Behind the Gates at 4301 102nd Ave E: A Home Built for Living
Behind the private gates at 4301 102nd Ave E sits one of the most unique homes I’ve had the privilege of representing.
Not because it’s the newest.
Not because it’s the flashiest.
Because it was built for a family that actually lived in it.
The first thing that struck me wasn’t the square footage—although at more than 6,400 square feet, there’s certainly plenty of it.
It was how intentional everything felt.
Nothing about this house feels like wasted space.
Every room has a purpose.
Every space gives you another option.
Officially, it’s a three-bedroom home.
Functionally, it lives much larger.
The septic is approved for four bedrooms, and depending on your needs, it’s easy to imagine this home functioning as five or even six bedrooms.
That’s what I love about it.
It doesn’t force you into one lifestyle.
It adapts to yours.
Whether you’re raising kids, caring for aging parents, working from home, or simply tired of feeling cramped, this house gives you room to breathe.
A Home That Doesn’t Need to Pretend
I’ll be honest.
The kitchen isn’t trying to win Pinterest.
And I actually think that’s one of its strengths.
It’s incredibly functional.
Double ovens make holiday dinners easy.
The walk-in pantry is massive.
Storage is everywhere.
Solid wood cabinets and granite counters.
Beautiful.
It was maintained because the people living here genuinely loved using it.
That’s a theme throughout the entire house.
You can feel the pride of ownership.
The expensive updates have already been taken care of too, including newer carpet, a newer roof, central air conditioning, a tankless water heater, and generator wiring.
Those aren’t the upgrades that make flashy Instagram posts.
They’re the ones that matter after you’ve moved in.
The Surprise Upstairs
Then I walked above the garage.
Honestly…
I wasn’t expecting much.
I figured it would be another bonus room.
Instead, I found what feels like an entirely separate living space.
Private entrance.
Private patio.
Full bathroom.
Laundry hookups.
Plumbing already in place for a future kitchenette.
It’s about as close as you can get to an independent living space without actually calling it one. (As always, buyers should verify any future ADU conversion or intended use with the appropriate local jurisdiction.)
And then…
There’s another 800-plus-square-foot bonus room connected to it.
My first thought?
“What wouldn’t fit in here?”
Home gym.
Golf simulator.
Dance studio.
Theater.
Art studio.
Home business.
Game room.
The possibilities are almost endless.
The Lower Level Deserves Its Own Mention
The daylight lower level doesn’t feel like a basement.
It feels like another wing of the house.
The pool table, projector, and screen all stay with the home, giving the next owners an instant entertainment space.
There’s another oversized flex room, another full bathroom, and enough storage to make you wonder why newer homes seem to forget people actually own things.
Again…
It’s flexibility.
That’s the recurring theme throughout this entire property.
An Acre You’ll Actually Use
Not every one-acre property is created equal.
Some are steep.
Some are unusable.
Some are technically an acre if you count the blackberry bushes nobody’s ever going to walk through.
This isn’t that.
The fully fenced grounds have been designed to be enjoyed.
Kids have room to play.
Dogs have room to run.
Friends have room to gather around the fire pit.
There’s a sport court, beautiful mature landscaping, covered RV parking with sewer hookups, generous parking for guests, and enough privacy that it’s easy to forget you’re only minutes from everything.
Why Edgewood?
People who live in Edgewood tend to stay in Edgewood.
It’s close enough to Tacoma, Puyallup, Sumner, and major commuter routes that life stays convenient, but far enough away that you can actually hear yourself think.
You get space.
Privacy.
A little breathing room.
And homes like this rarely become available.
If you’ve been searching for a luxury home that gives you flexibility today and room to grow tomorrow, I think this one deserves a closer look.
I’ve put together additional photos, floor plans, property information, disclosures, and a full video tour at 4301-102nd-ave-e.cattjohnson.com.
Spend a few minutes exploring it.
Then schedule a private showing.
I have a feeling that once you walk through the front door, you’ll understand exactly why this home—and the people who have loved it for so many years—have been so hard for me to say goodbye to.
